Fire Door Inspections on the Isle of Dogs

The Isle of Dogs is packed with riverside towers, mansion blocks and mixed-use buildings around Millwall, Cubitt Town, Crossharbour, South Quay and Island Gardens. In that stock, a fire door is often the only thing holding smoke out of a corridor. Staines Safety Services provides fire door inspections Isle of Dogs, fire door survey Docklands and communal fire door inspection Isle of Dogs services for managing agents, RTM companies, landlords and facilities teams.

If you need a fire door inspector Isle of Dogs, flat entrance door inspection Docklands, or a planned Regulation 10 fire door checks programme, our London team inspects stair doors, lobby doors, riser doors and flat front doors across the island.

Gary conducted a fire risk assessment at Glentromie Lodge. His approach for professional but also informative. He helped me understand not just what we needed to do, but how to go about it. I highly rate him.

We contacted Staines for some Independent Fire Safety Advice. I'm the owner of a holiday let that is managed by a local agent. They had recently carried out a general maintenance inspection at my property and come back with a £££ quotation for fire safety work. Wanting a 2nd opinion, the director Gary Staines carried out a thorough inspection of the property and discussed the findings and recommendations with us. Whilst Staines doesn't carry out the work themselves they can recommend reputable contractors. Some of the recommendations differed considerably from the quote we had had. I would strongly recommend Staines to anyone wanting independent advice regarding Fire Safety.

Why Isle of Dogs buildings need regular fire door checks

Many blocks on the Isle of Dogs are more than 11 metres high. For those buildings, Regulation 10 of the Fire Safety (England) Regulations 2022 requires quarterly checks of fire doors in the common parts and best-endeavours annual checks of flat entrance doors that open onto communal corridors.

The Home Office fire door guidance explains what those routine checks should cover, including closers, seals, gaps and visible damage. A competent fire door survey Isle of Dogsgoes further: it records each doorset, photographs defects and gives you a report you can use for your fire risk assessment and insurance file.

London Fire Brigade is clear that the door leaf is only part of the system. Hinges, seals, closers and glazing must work together. LFB also publishes fire door advice for residents on who is responsible for flat front doors and why they must not be replaced with ordinary doors.

The underlying duty sits in the Regulatory Reform (Fire Safety) Order 2005. The Fire Safety Act 2021 confirmed that the Order applies to flat entrance doors and the structure of the building, not only the shared hallway.

What we inspect

Every FD30 fire door inspection Isle of Dogs or FD60 survey checks the full door-set:

  • Leaf and frame condition
  • Head, jamb and threshold gaps
  • Intumescent strips and smoke seals
  • Hinges, closer, latch and ironmongery
  • Fire-rated glazing and beads
  • Signage and hold-open devices
  • Visible certification or labelling where present

You receive a photographic report, a door register and risk-rated actions. That evidence supports fire door compliance Isle of Dogs and helps close actions from your FRA.

We cover:

  • Millwall and Cubitt Town
  • Crossharbour, South Quay and Marsh Wall
  • Island Gardens and Greenwich-facing blocks
  • Wider Docklands and Poplar approaches

Other services that help the same buildings

Fire doors should sit inside a wider safety file.

Staines Safety Services also provides:

  • Fire risk assessment Isle of Dogs and fire risk assessment Docklands for flats, offices, HMOs and hospitality
  • Fire extinguisher supply and maintenance
  • PAT testing
  • Health and safety consultancy, COSHH assessments and site audits
  • Advice on passive fire protection Isle of Dogs, including how door condition links to compartmentation

For sleeping accommodation, government advice is set out in Fire safety risk assessment: sleeping accommodation. Combining that FRA with a door survey is often the quickest way to show London Fire Brigade fire door compliance.
