Gary conducted a fire risk assessment at Glentromie Lodge. His approach for professional but also informative. He helped me understand not just what we needed to do, but how to go about it. I highly rate him.

We contacted Staines for some Independent Fire Safety Advice. I'm the owner of a holiday let that is managed by a local agent. They had recently carried out a general maintenance inspection at my property and come back with a £££ quotation for fire safety work. Wanting a 2nd opinion, the director Gary Staines carried out a thorough inspection of the property and discussed the findings and recommendations with us. Whilst Staines doesn't carry out the work themselves they can recommend reputable contractors. Some of the recommendations differed considerably from the quote we had had. I would strongly recommend Staines to anyone wanting independent advice regarding Fire Safety.

Why fire doors matter in Canary Wharf and East London

Canary Wharf and Docklands are dense with tall residential towers, commercial headquarters and buildings over 11 metres. In those premises the Fire Safety (England) Regulations 2022 require regular Regulation 10 fire door checks: quarterly inspections of communal fire doors and best endeavours to inspect flat entrance doors at least once a year.

London Fire Brigade expects responsible persons to show that fire doors are maintained. A current fire door compliance Canary Wharf report supports your fire risk assessment, insurance file and, where relevant, the building safety case.

Common defects we find on East London sites include:

  • Missing, damaged or painted intumescent and smoke seals
  • Doors that do not self-close or latch
  • Excessive gaps at the head, sides or threshold
  • Incorrect hinges, closers or glazing
  • Flat entrance doors altered by residents
  • Missing “Fire door keep shut” signage

An independent FD30 fire door inspection London or FD60 survey identifies those faults before they become an enforcement or insurance problem.

What our fire door inspection includes

Every fire door survey Canary Wharf and fire door inspections East London visit is carried out by qualified inspectors (FDIS / equivalent competency). We assess the full doorset, not just a quick look at the leaf.

Each door is checked for:

  • Leaf and frame condition
  • Gaps and alignment
  • Intumescent strips and cold-smoke seals
  • Hinges, closers, latches and ironmongery
  • Fire-rated glazing and beads
  • Signage and hold-open devices
  • Visible certification or labelling where present

You receive a photographic report, a door register, risk-rated actions and practical remedial advice. That report can sit beside your FRA and help you plan repairs in priority order.

We cover communal fire door inspection London routes and flat entrance door inspection London programmes for blocks in Tower Hamlets, Newham and Hackney, including:

  • Canary Wharf and the Isle of Dogs
  • Poplar, Blackwall and Leamouth
  • Limehouse, Wapping and Shadwell
  • Whitechapel, Bethnal Green, Bow and Mile End
  • Stratford, Canning Town and the Royal Docks
  • Hackney, Shoreditch and surrounding East London streets

Search terms we regularly fulfil include fire door inspections Tower Hamlets, fire door survey Isle of Dogs, fire door inspection Poplar and fire door survey Stratford.

Other services that support compliance

Fire doors do not sit on their own. A door survey is strongest when it is tied to the rest of your fire safety file. Staines Safety Services also provides:

  • Fire risk assessment Canary Wharf and fire risk assessment East London for offices, HMOs, hotels, holiday lets and blocks of flats
  • Fire extinguisher supply and maintenance
  • PAT testing
  • Health and safety consultancy, COSHH assessments and site audits
  • Advice on passive fire protection East London, including how door condition links to compartmentation

Combining a fire door survey with a fire risk assessment is often the fastest way to close FRA actions and demonstrate London Fire Brigade fire door compliance.

Who we work with

  • Managing agents and RTM companies in Docklands towers
  • Commercial landlords and facilities managers in Canary Wharf offices
  • Housing providers and HMO landlords in Tower Hamlets and Newham
  • Schools, healthcare and hospitality operators across East London

Inspectors work from our London base and operate UK-wide, so multi-site clients can use one contractor for Canary Wharf stock and buildings elsewhere.
