We contacted Staines for some Independent Fire Safety Advice. I'm the owner of a holiday let that is managed by a local agent. They had recently carried out a general maintenance inspection at my property and come back with a £££ quotation for fire safety work. Wanting a 2nd opinion, the director Gary Staines carried out a thorough inspection of the property and discussed the findings and recommendations with us. Whilst Staines doesn't carry out the work themselves they can recommend reputable contractors. Some of the recommendations differed considerably from the quote we had had. I would strongly recommend Staines to anyone wanting independent advice regarding Fire Safety.

Why an FRA is required on the Isle of Dogs

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to carry out a suitable and sufficient fire risk assessment and to review it regularly. Since 2023 the significant findings must be recorded in writing.

The Fire Safety Act 2021 confirmed that the assessment must cover the structure, external walls and flat entrance doors where they lead onto common parts. For taller residential buildings, extra duties sit in the Fire Safety (England) Regulations 2022, including information for residents and routine fire door checks.

London Fire Brigade enforces the Order in London and inspects workplaces and multi-occupied residential buildings. Home Office guidance on people with duties under fire safety laws helps you confirm whether you are the responsible person.
