LEEDS & WEST YORKSHIRE-FIRE DOOR INSPECTIONS
In any building, fire safety is paramount, and fire doors play a crucial role in protecting both property and lives. Across Leeds, West Yorkshire and the wider region, fire door inspections are a legal requirement to ensure that fire doors meet the necessary standards and are in optimal condition. This prevents the spread of fire and smoke. Whether it’s a residential building, commercial property, care home or custodial establishment, ensuring your fire doors are correctly installed, maintained and inspected is vital for fire protection.
At Staines Safety Services Ltd, we understand the importance of having fully qualified fire door inspectors provide a thorough assessment of your premises. This ensures the safety of everyone who uses the building.

Why are fire door inspections important?
Fire door inspections are essential for maintaining the safety of a building’s occupants and ensuring compliance with fire safety regulations. Fire doors are designed to withstand fire for a specific period, typically 30 to 60 minutes. This is crucial for a safe evacuation during a fire. However, for fire doors to perform effectively, they must be properly maintained and inspected regularly.
Fire door inspections form part of the Regulatory Reform (Fire Safety) Order 2005, which mandates that fire doors in all non-domestic premises be regularly checked to ensure they function correctly. Regular inspections help identify potential issues that could compromise fire safety. These issues include excessive gaps, faulty or painted-over seals, damaged components, or doors that have been compromised by unauthorised modifications.
Further official guidance is available in the government’s Fire safety law and guidance documents for business collection.
What does a fire door inspection involve?
A fire door inspection is a detailed process that requires in-depth knowledge of fire doors and their components.
The inspection typically includes:
- Checking the Door and Frame: Ensuring the door fits properly within its frame and that there are no visible signs of damage, warping or wear.
- Inspecting the Seals: Checking that intumescent and smoke seals are intact, correctly fitted and free from paint (paint renders them ineffective).
- Assessing the Hinges and Closures: Ensuring hinges operate freely (and are cleaned/lubricated where required) and that self-closing devices close and latch the door correctly.
- Evaluating the Glazing: Confirming any glass panels are fire-rated pyro glass and free from damage.
- Checking the Gaps: Verifying that gaps around the door (especially on cell doors) are within the critical 2–4 mm range, in line with the recommendations in BS 8214:2016 (Code of practice for fire door assemblies).
After the inspection, a detailed report is produced listing every door, its condition, and the exact remedial works or replacements required. Additionally, we provide clear recommendations. This way, you know precisely what needs to be done to achieve compliance.
Fire door installation and maintenance services
In addition to inspections, correct fire door installation and ongoing maintenance are essential. Fire doors must be installed and repaired only by suitably qualified and competent persons. These professionals must hold the correct qualifications and third-party accreditation. Incorrect work can invalidate performance. In addition, it can leave the Responsible Person in breach of legislation.
Guidance on competence and best practice is set out in Approved Document B (Fire Safety) Volume 2 and BS 9999:2017.
Fire door maintenance is an ongoing process that includes regular checks and repairs. Doors in high-use environments (prisons, hospitals, schools, care homes, etc.) are particularly prone to damage and require systematic upkeep.
