We contacted Staines for some Independent Fire Safety Advice. I'm the owner of a holiday let that is managed by a local agent. They had recently carried out a general maintenance inspection at my property and come back with a £££ quotation for fire safety work. Wanting a 2nd opinion, the director Gary Staines carried out a thorough inspection of the property and discussed the findings and recommendations with us. Whilst Staines doesn't carry out the work themselves they can recommend reputable contractors. Some of the recommendations differed considerably from the quote we had had. Who needs a fire risk assessment in Hebden Bridge, Todmorden and Holmfirth?

You need one if you are the Responsible Person for:

  • A shop, café, office or workshop
  • A pub, hotel, guest house or B&B
  • A holiday cottage, barn or mill conversion used as paying-guest accommodation
  • The common parts of flats or an HMO
  • Any other non-domestic premises

The Fire Safety Act 2021 also makes clear that, in multi-occupied residential buildings, the assessment must consider the structure, external walls and flat entrance doors where they form part of the common parts.

A single private house let to one household does not always need a formal Fire Safety Order assessment of the dwelling itself. Holiday lets, HMOs and buildings with communal areas do. If you are unsure, we will confirm before you book.
