What is a Fire Risk Assessment?

A fire risk assessment is a legal requirement that involves assessing factors that could lead to a fire. The assessment will also cover how dangerous each hazard is and what could happen if a fire broke out. Risk assessors will use both qualitative and quantitative methods to ensure that all risks are documented correctly.

It is important to keep updated with the legal regulations. The Regulatory Reform (Fire Safety) Order 2005 applies to all premises, domestic and non-domestic, in England and Wales. When it came into effect in October 2006, it replaced over 70 pieces of fire safety law. The Fire Scotland Act also came into force in 2005 and places a duty on employers, employees, managers, owners and others in relation to fire safety.

In summer of 2022, The Fire Safety Act 2021 was introduced. This act amended the current Regulatory Reform (Fire Safety) Order 2005, clarifying its ambit to include the risks posed by the external façade of buildings and individual entrance doors to flats. 

As of summer 2023,The Building Safety Act 2022 was introduced. This legislation intends to improve the design, construction and management of higher-risk buildings.
